LIDL, the international German chain of grocery stores is expanding  in Macedonia. LIDL operates around 11,200 stores worldwide and are active in 32 countries, employing more than 310,000 people globally. On behalf of our client, DEKRA is looking for:

  • Expansion Project Manager

JOB DESCRIPTION

  • General activities
    • Ensuring high-quality, cost-effective and timely achievement of goals and completion of the allocated tasks in the assigned field of activity;
    • Ensuring a proactive and comprehensive information flow and exchange of experience between the relevant units;
    • Ensuring a positive and motivating working atmosphere, as well as smooth, effective and fruitful cooperation;
    • Assisting in the design, development, planning, coordination, presentation, communication and control of ongoing projects in the assigned area of activity;
    • Continuous improvement of the quality and optimization of the existing procedures and processes;
    • Responsibility for compliance with all legal provisions (e.g. Recommendations for accident prevention, personal data protection, etc.)
  • Activities in property acquisition
    • Searching for locations in compliance with the minimum criteria for population concentration and distribution, turnover threshold and qualities of the location through independent active searches (Priority 1) or assigning the search to real estate brokers and companies specializing in project development;
    • Maintaining the lists of searched and processed locations up-to-date and complete;
    • Monitoring the competition in the assigned area of activity;
    • Maintaining good relations with institutions, political formations, investors, real estate brokers, various organizations;
    • Reviewing any received real estate offers;
    • Performing on-the-spot analyses of the locations in combination with plausibility checks through LIDL’s GIS information system and, if the location is in proximity to already existing branches – conducting surveys among customers;
    • Forecasting the possible turnover and the impact of a possible cannibalization between the stores;
    • Conceptual development of projects on the properties (situational solutions, distribution of external and internal areas);
    • Establishing contact and negotiating with owners, investors and landlords;
    • Performing checks to establish the possibility to obtain a construction permit for the store along with the relevant analysis for cost-effectiveness and investment planning;
    • Preparation of all documents required for the procedure for issuance of an internal approval according to the national directives (exposé, designs, analyses, etc.);
    • Preparing the negotiation process for the purchase or lease of the site;
    • Negotiating on the terms and conditions of the purchase or lease agreements in coordination with the direct supervisor;
    • Conducting annual inspections of the own sites in order to identify any changes in project values (turnover and investments), respectively updating the system;
    • Renegotiating contracts (which have not yet entered into force) in the event of changed conditions.
  • Activities in real estate (Realization)
    • Active leasing out of vacant spaces;
    • Selection of tenants based on clearly defined criteria and priorities;
    • Annual discussions with the tenants in order to obtain feedback from the tenants regarding the service quality and identify any possible need for optimisation of the rental relationship through consultations to improve the quality, respectively the quality requirement;
    • Verification and management of revenues from third-party advertising.
    • Active selling or leasing out any closed branches;
    • Planning and development of concepts through analysis of possible opportunities for additional use or alternative development in connection with the demolition of a building and designing of a new one.
  • Activities in planning
    • Verification and development of various concepts for the realization of unusable areas;
    • Cooperation in the planning, management and sale of projects on subdivisions.

QUALLIFICATIONS

  • Very good knowledge of German Language;
  • University degree;
  • Driving license (active driver;
  • Willingness to travel across the country;
  • Reediness to be relocated.

  • Demonstrating an understanding of the need of customers in terms of connecting points;
